Homes For Sale
In order to help increase the supply of affordable housing in our community, BOTHANDS' created a construction company - AHC Homes - to build and/or develop affordable homes. More than 60 homes for low- and moderate-income families have been completed to date. We also work on rehabilitating homes in our community for sale to first-time buyers. Rehabilitation work can include anything from replacing a roof to pouring a concrete driveway to updating plumbing and heating systems, and it often includes all.

Rio Homes

FOREST HOMES Community Land Trust Program
The FOREST Homes Community Land Trust Program is still being finalized. The land trust is being run by the City of Flagstaff and the ground lease documents have been approved by the city council. Past Construction Projects
Vickers Park
Vickers Park was an eight unit rental property in Sunnyside. BOTHANDS has purchased and subdivided the property, AHC Homes rehabilitated the units and they have been sold to first-time homebuyers. AHC Homes has also built two town homes on the property where an unused shed once stood.The project was funded in part by State of Arizona HOME Dollars and City of Flagstaff Community Development Block Grant funds, which both require that the homes be sold to families earning 80% or less of the Area Median Income ($42,480 for a family of three).
The Town Homes at Vickers Park are brand new town homes located at 1714 and 1716 N. Main Street. These three bedroom, two and a half bathroom, two-story homes will have energy star appliances and brand new everything!Construction was completed in the Spring of 2010.
West Village Estates
BOTHANDS, in partnership with West Village Estates and Home Seasons, developed 13 two-story manufactured homes in West Flagstaff. All units were sold to low- and moderate-income working families. Thanks to funding from the Arizona Department of Housing, eight homes were sold to low-income families earning less than 80% of the area median income.
Home Specifications: All homes were 1,404 square feet with three bedrooms and two baths. They had upgraded, dual-paned windows, window treatments and blinds, a refrigerator and microwave, fenced backyard, landscaped front yard and an attached, two-car garage. The homes were taped and textured throughout and had 2 x 6 construction.
Snowflake
In 2006, we purchased a home in East Flagstaff for rehabilitation and resale. Using City if Flagstaff CDBG funds, work was completed in the Spring of 2007 and the home was purchased by a family who had been saving in our IDA program.
Dortha
In December, 2005, AHC Homes completed construction on a 2-bedroom and 1-bathroom home in the Sunnyside Neighborhood of Flagstaff. Development of the home was made possible thanks to a partnership with the City of Flagstaff and utilized Community Development Block Grant funding from HUD. Wells Fargo provided a construction loan for the project and Jill Morris helped us design the home so it was consistent with existing homes in the neighborhood.
Additionally, BOTHANDS purchased the home adjacent to the new construction home. It was rehabilitated and sold to a local family. The new home was also designed to fit in with the neighborhood design - it is the same layout as the adjacent home and also utilizes block construction.

2800 N. Rose Street
This home was purchased by BOTHANDS, Inc, rehabilitated to bring it up to code and sold to a low-income first-time homebuyer. Upgrades include a new kitchen, new counters and appliances, dual-paned windows, a back patio and new flooring. Rehabilitation was made possible thanks to Community Development Block Grant (CDBG) funding from the City of Flagstaff. The buyer was also able to utilize down-payment and closing cost assistance from the City of Flagstaff. Project was completed in April, 2005.
Sunnyside Villas Phase II
These three single-family detached homes have three bedrooms, two bathrooms, a single-car garage, fenced backyards and landscaped front yards. They were sold to low-income working families in our Flagstaff community and helped increase homeownership opportunities in Sunnyside. This project was made possible thanks to funding from the Arizona Department of Housing and a construction loan from Wells Fargo. Families purchasing these homes were able to utilize down-payment assistance funded by the City of Flagstaff and provided by BOTHANDS, Inc. Project was completed in August 2004.
Sunnyside Villas Phase I
These eight townhomes have three bedrooms, two bathrooms, a single-car garage, fenced
backyards and landscaped front yards. They were sold to low-income working families in our community. This project was made possible thanks to funding from the Arizona Department of Housing; clients purchasing these homes were also able to utilize down-payment assistance, made possible through funding from the City of Flagstaff. Project was completed in February, 2003.
Sunnyside Infill Phase I and Phase II

These projects resulted in nine townhome units that were sold to low-income working families in our community. The project was innovative at the time because we split one Sunnyside residential lot into two lots to increase density and provide families with safe, decent and affordable housing. The homes have three bedrooms, two bathrooms, a detached one-car garage, fenced backyard and landscaped front yard. This project was made possible thanks to Community Development Block Grant funds from the City of Flagstaff, funding from the Arizona Department of Housing and down-payment assistance from the City of Flagstaff. Phase I was completed in March, 2001 and Phase II was completed in February, 2002.
